December’s finalized data reported the typical value of a home in the city to be $1,650,000—up 34.69% over the previous 12 months. For comparison, county-level data pegged home values at $385,500 in Brunswick County for the most recent reporting period. That number is expected to float around $376,250 in January.
Bald Head Island had 7 new listings and 2 listings that went under contract in December, decreasing the area’s total available inventory to 51—down 5.56% from the previous month. Inventory is projected to have further decreased in January.
Of those 51 active listings, 5.88% reduced their price in the month of December. The median listing price for homes in Bald Head Island grew 23.17% from November to December, bringing the current median listing price to $1,595,000. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 116 days, compared to 158 days in December 2024.
