Hays currently leans toward sellers, with the market gauge at 23 on the seller side. Still, several indicators show more balance than in the past. Months of supply is at 6.4 in this rolling three-month view, far higher than a year ago.
Home values have softened, with the typical home value near $238,000, down about 8 percent year over year. Listing prices are also lower than a year ago, with the median list price down around 6 percent, giving buyers more pricing leverage than before. At the same time, inventory is growing, as active listings are up nearly 30 percent year over year while new listings have risen more than 20 percent.
Sales activity has shifted, with homes sold down almost 50 percent from a year earlier, but pending sales have surged more than threefold in this rolling period, hinting at more closings ahead. Homes are taking much longer to sell, with the median days on market jumping to about 135 days compared with much shorter times a year ago, yet roughly half of recent sales still close above list price and the average sale-to-list ratio is near 94 percent.
