February’s finalized data reported the typical value of a home in the city to be $652,500—down 15.37% over the previous 12 months. St. James had 23 new listings and 17 listings that went under contract in February, increasing the area’s total available inventory to 84—up 3.7% from the previous month. Inventory is projected to have further increased in March.
Of those 84 active listings, 17.86% reduced their price in the month of February. The median listing price for homes in St. James grew 2.78% from January to February, bringing the current median listing price to $925,000. Based on projected data for March, listing prices may continue to grow.
