Inventory in Washington County expanded in June, with active listings up from last month and slightly higher than a year ago, while new listings declined both month over month and year over year. Contract activity stayed solid, as homes sold rose compared with both last month and last year, and pending sales also increased from a year ago even as Vermont overall carried a bit more supply at 5.2 months.
Pricing showed some adjustment, with the typical home value down from May and slightly below last year, and the median list price also trending lower on both a monthly and annual basis. Despite that softening, the average sale-to-list price ratio edged up month over month to just under full asking, and about a quarter of recent sales still closed above list price, even though that share is lower than a year ago.
Days on market shortened compared with May but are far longer than a year earlier, and months of supply eased slightly month over month to 4.8 while remaining higher than last year, placing Washington County in a moderate seller’s market.
