Buyer activity is also heating up, as new listings jumped about 70% from April and pending sales climbed more than 67%, signaling a busier pipeline of homes moving under contract.

Pricing is responding to this stronger flow, with the typical home value around $411,000 and up modestly year over year but rising more quickly in the last month. At the same time, the median list price has moved higher to roughly $445,000, suggesting sellers are testing higher price points even as the county’s typical sale price sits slightly below the Vermont-wide figure.

Conditions feel more balanced than a year ago, with months of supply up to 5.2 and homes taking a median of 57 days to sell, far longer than last spring.
