Year-over-year, Hanover County’s typical home value is up a bit over last July, and now sits above the statewide median. Homes sold have jumped more than 40 percent compared with a year ago, even as months of supply has dropped sharply. That combination lines up with its current designation as a seller’s market.

In the latest monthly snapshot for July 2026, the typical home value is about $493,000, while the median list price is slightly lower, indicating buyers may still find some negotiating room. Listings are up nearly 6 percent from last year, yet months of supply is just 1.7 compared with about 3 months across Virginia, underscoring tighter local conditions than the state overall.

Momentum has shifted somewhat in recent months, with pending sales down more than 30 percent from June and off year over year, suggesting some cooling demand. Even so, about 36 percent of homes are selling above list price and the average sale-to-list ratio sits just under 100 percent, showing sellers still hold meaningful pricing power. Median days on market is 19, and nearly half of homes go off the market within two weeks, so buyers need to move efficiently and sellers must price and prepare carefully.
