Hanover County home values in May 2026 were slightly higher than a year ago, with the typical home value edging up less than 1 percent year over year. List prices dipped about 1 percent from last May, suggesting sellers are moderating expectations even as values hold. Compared with the broader Virginia market, Hanover’s typical sale price sits a bit higher than the state’s.

In the latest month, inventory in Hanover grew modestly, with active listings up just over 2 percent year over year and totaling 450 homes. Even with that increase, supply remains tight at only 1.9 months of inventory, lower than Virginia’s 2.6 months, which reinforces its seller’s market designation. Homes are taking longer to go under contract than a year ago, as the median days on market climbed to 16 days, more than triple last May’s pace.

Buyer activity is still solid, with homes sold up nearly 3 percent and pending sales up more than 5 percent from last year, while new listings jumped about 8 percent. Roughly 44 percent of recent sales closed above the asking price and the average sale-to-list ratio hovered just over 100 percent, reflecting continued strong demand for well-priced homes.
