September’s finalized data reported the typical value of a home in the neighborhood to be $165,000—down 6.25% over the previous 12 months. For comparison, city-level data pegged home values at $375,000 in Richmond for the most recent reporting period. That number is expected to float around $362,500 in October.

Oakwood had 9 new listings and 6 listings that went under contract in September, increasing the area’s total available inventory to 9—up 28.57% from the previous month. Inventory is projected to have further increased in October.

The median listing price for homes in Oakwood fell 41.37% from August to September, bringing the current median listing price to $170,000. Based on projected data for October, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
