Las Vegas currently leans toward sellers, with the market gauge signaling a seller’s market. Inventory has grown to about 5,940 active listings, yet it still only represents roughly 3.9 months of supply. Homes are also taking longer to move, with a typical 62 days on market in this rolling three-month view.
Prices have softened slightly over the past year, as the typical home value is down around 3 percent year over year, while the median list price is roughly flat to slightly higher. At the same time, buyer activity has eased, with homes sold and pending sales both a bit lower than a year ago, even though they’ve ticked up compared with recent months.
Despite slower demand, sellers retain an edge because supply is still not excessive and discounting is limited. The average sale-to-list ratio sits just under 98 percent, and about 15 percent of homes sold above list price in this period, down from the peaks of 2023 but still showing solid buyer interest. Compared with a year ago, months of supply is higher and homes are taking longer to sell, which can give buyers more room to negotiate.
