He communicated often and effectively and followed up to ensure I was in contact with the Title compant etc. Having been nearly defrauded myself before finding Ryan, he assured and convinced me that this was legitimate and all legal. October’s finalized data reported the typical value of a home in the city to be $635,000—down 76.48% over the previous 12 months. For comparison, county-level data pegged home values at $369,750 in Lee County for the most recent reporting period. That number is expected to float around $373,130 in November.
Captiva had 10 new listings and 2 listings that went under contract in October, decreasing the area’s total available inventory to 52—down 0.0% from the previous month. Inventory is projected to have further decreased in November.
Of those 52 active listings, 9.62% reduced their price in the month of October. The median listing price for homes in Captiva grew 557.37% from September to October, bringing the current median listing price to $3,122,500. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
