Year-over-year, Wainaku’s rolling three-month snapshot shows home values and asking prices trending lower, while some bidding indicators have strengthened. The typical home value is down about 9 percent from a year ago and the median list price has fallen more than 17 percent, yet the average sale-to-list ratio has risen to just over 103 percent and the share of homes selling above asking has jumped roughly 42 percent.
