Shamrock’s rolling three-month snapshot through May 2026 shows inventory sitting at 58 active listings, very similar to this time last year but with months of supply easing down about 11 percent year over year to 5.9. Contract activity is somewhat softer than last year, with homes sold down about 7 percent and pending sales down nearly 15 percent year over year, even as new listings have slipped almost 9 percent.

Pricing has been adjusting to this slower pace, as the typical home value over the rolling period is down more than 18 percent from a year ago while the median list price is down a milder 5 percent. Sellers are still achieving an average of about 97 percent of list price, yet the share of homes selling above list has edged slightly lower compared with last year.

Time on market offers a mixed signal, with the median days on market at 34, which is significantly faster than a year ago in this rolling view. Compared with the broader Charlotte market, Shamrock’s typical sale price is a bit higher, while Charlotte overall has seen slight year-over-year price gains and lower supply at 4.1 months.
