Northwest Charlotte currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply sits at 4.6 in this rolling three-month view, a notable rise from about 2.6 a year earlier. Homes are taking longer to sell, with the median days on market up sharply year over year to 58 days.

Prices have softened slightly compared with last year even as they’ve nudged up in recent months. The typical home value in the latest rolling three-month period is around $430,000, down a bit from last spring, and the share of homes selling above list has dropped from nearly 29 percent a year ago to under 12 percent now. While Northwest Charlotte is just below the broader city’s median sale price of about $435,000, inventory locally has also grown modestly over the past year.

Activity has shifted as well, with homes sold down more than 13 percent year over year even though active listings and new listings are both slightly higher. Pending sales have eased compared with last year, and the sale-to-list ratio has inched down to just under 99 percent, suggesting buyers have a bit more room to negotiate. At the same time, an off-market-in-two-weeks share near 38 percent shows desirable homes can still move quickly.
