April’s finalized data reported the typical value of a home in the neighborhood to be $449,000—up 24.72% over the previous 12 months. For comparison, city-level data pegged home values at $435,000 in Wilmington for the most recent reporting period. That number is expected to float around $424,000 in May.

Long Leaf Hills had 10 new listings and 10 listings that went under contract in April, increasing the area’s total available inventory to 2—up 100.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Long Leaf Hills grew 7.5% from March to April, bringing the current median listing price to $466,250. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
