Inventory in Atlantic Beach has thinned out over the past year, even as conditions lean toward buyers. Active listings in this rolling three-month view are down more than half from a year ago, dropping to just 6 properties, and homes sold have also declined by about a third. Market pace has changed as well, with the median days on market falling from 160 a year ago to 110, while months of supply has dropped from an unusually high 21.5 months to 6.4, reinforcing the current buyer’s market reading. Homes are generally not selling above list price, and the average sale-to-list ratio sits under 100 percent at about 94 percent.
