Year over year, Broad Rock’s rolling three-month home values have eased, with the typical home value down about 9 percent while prices citywide in Richmond have been relatively flat. Listing prices have edged down a bit more modestly, slipping around 3 percent from a year ago. Even with these softer prices, Broad Rock remains far more affordable than Richmond overall, with a typical home value near $225,000 versus about $414,000 across the city.

Activity has picked up compared with last year, even as prices have cooled. Homes sold in the latest three-month period increased more than 20 percent year over year, and pending sales more than doubled, signaling stronger buyer engagement.
