Homes are moving at a moderate pace, with a median 26 days on market and roughly 523 properties going under contract, reflecting a modest year-over-year gain in pending sales.

Pricing has been edging up compared with last year, with the typical home value around $879,000 and up just over 4 percent year over year. While list prices have risen more gently, homes are still closing very close to asking, with an average sale-to-list ratio just under 100 percent.
