The typical home value in San Luis Obispo is projected to be $856,000 for the month of January. December’s finalized data reported the typical value of a home in the city to be $929,000—down 4.33% over the previous 12 months. For comparison, county-level data pegged home values at $854,500 in San Luis Obispo County for the most recent reporting period. That number is expected to float around $849,250 in January.
San Luis Obispo had 21 new listings and 32 listings that went under contract in December, decreasing the area’s total available inventory to 65—down 16.67% from the previous month. Inventory is projected to have further decreased in January.
Of those 65 active listings, 15.38% reduced their price in the month of December. The median listing price for homes in San Luis Obispo grew 8.44% from November to December, bringing the current median listing price to $1,135,000. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 80 days, compared to 110 days in December 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this January.
