February’s finalized data reported the typical value of a home in the city to be $887,500—up 3.5% over the previous 12 months. For comparison, county-level data pegged home values at $960,000 in San Luis Obispo County for the most recent reporting period. That number is expected to float around $1,005,000 in March.

Grover Beach had 12 new listings and 10 listings that went under contract in February, increasing the area’s total available inventory to 22—up 15.79% from the previous month. Inventory is projected to have further increased in March.

Of those 22 active listings, 18.18% reduced their price in the month of February. The median listing price for homes in Grover Beach fell 10.43% from January to February, bringing the current median listing price to $734,450. Based on projected data for March, listing prices may continue to fall.
