December’s finalized data reported the typical value of a home in the city to be $920,000—down 21.5% over the previous 12 months. For comparison, county-level data pegged home values at $854,500 in San Luis Obispo County for the most recent reporting period. That number is expected to float around $849,250 in January.
Arroyo Grande had 7 new listings and 8 listings that went under contract in December, decreasing the area’s total available inventory to 24—down 22.58% from the previous month. Inventory is projected to have further decreased in January.
Of those 24 active listings, 33.33% reduced their price in the month of December. The median listing price for homes in Arroyo Grande fell 18.11% from November to December, bringing the current median listing price to $900,000. Based on projected data for January, listing prices may continue to fall.
