Inventory in Northwest has expanded in this rolling three-month view, with active listings more than doubling compared to a year ago and reaching 26 homes. At the same time, contract activity has accelerated sharply, as pending sales have surged over 400 percent year over year while homes sold are also up strongly.
Pricing has adjusted downward even as buyer activity has strengthened, with the typical home value down about 11 percent from last year’s level. List prices are moving in the opposite direction, up roughly 7 percent year over year, suggesting sellers are still testing higher asking prices even as sale prices ease.
