Houston currently leans toward sellers, with the market gauge reading 29 out of 100. Months of supply sits at 5.5 in this rolling three-month view, which is slightly below the level seen a year ago. Homes are taking longer to sell than last spring, with a median of 58 days on the market.
Pricing has been relatively steady, with the typical home value around the mid-$300,000s and little year-over-year change. List prices, however, are up compared with a year ago, while the share of homes selling above list has edged slightly lower to about 13 percent. This mix suggests sellers still have pricing power, but buyers are negotiating more than during the peak frenzy of 2023.
On the activity side, inventory has increased modestly year over year, and there were over 9,000 new listings in the latest three-month period, even as new listings and pending sales are down compared with a year earlier. Homes sold have also dipped slightly on a yearly basis, reflecting cooler demand compared with prior springs. At the same time, nearly one-third of homes still go off the market within two weeks, pointing to strong interest in well-priced properties.
