King William County currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply sit at 2.1, below the 2.6 months seen across Virginia, signaling tighter local inventory. Prices have softened recently even as activity has picked up. The typical home value is down about 14% from last month and roughly 11% lower than a year ago, while the median list price is also down double digits year over year. Yet demand looks strong, with homes sold up more than 34% from last year and pending sales surging nearly 185% over the same period.

Homes are moving through the market more quickly, with the median days on market dropping to 21, less than half of what it was just a few months ago. Around 41% of recent sales closed above list price, and the average sale-to-list ratio is just over 100%, showing buyers are often paying at or slightly above asking in this tighter environment.
