King William County currently reflects a neutral housing market, balancing conditions for both buyers and sellers. Months of supply sits at 2.9, close to Virginia’s 3 months, signaling neither side has a strong upper hand. Typical home values are at about $386,000, a bit below the statewide median of roughly $448,000.

Prices have been shifting recently, with the typical home value up more than 5 percent year over year but jumping over 20 percent just since June. At the same time, the median list price has fallen nearly 18 percent compared with last year, showing sellers may be adjusting expectations even as closed-sale values trend higher. Homes are moving faster, with median days on market dropping sharply from 69 days in June to 22 days in July, and roughly one in three listings going off the market within two weeks. Around 30 percent of recent sales have closed above list price, and the average sale-to-list ratio sits just over 100 percent.

Supply and activity are both building, with active listings up about 19 percent year over year and new listings nearly doubling compared with last July. Sales volume has also increased, with homes sold up about 32 percent from a year ago even as pending sales softened slightly.
