May’s finalized data reported the typical value of a home in the city to be $667,500—down 12.46% over the previous 12 months. For comparison, metro-level data pegged home values at $855,000 in the San Luis Obispo, CA metro area for the most recent reporting period. That number is expected to float around $825,500 in June.

El Paso de Robles had 35 new listings and 31 listings that went under contract in May, increasing the area’s total available inventory to 57—up 5.56% from the previous month. Inventory is projected to have further increased in June.

Of those 57 active listings, 54.39% reduced their price in the month of May. The median listing price for homes in El Paso de Robles grew 6.1% from April to May, bringing the current median listing price to $835,000. Based on projected data for June, listing prices may continue to grow.
