San Luis Obispo County home values are nearly flat compared with last year, with the typical home value edging up only slightly. Listing prices, however, are up more clearly year over year, while homes sold have increased by a double‑digit percentage. Inventory has also risen modestly compared with last July, even as months of supply has dropped sharply over the past year, signaling tighter conditions than before.

Looking at July 2026 specifically, the typical home value was about $897,000 while the median list price was closer to $962,000, reflecting a noticeable gap between asking and typical values. Homes are taking longer to sell, with median days on market climbing to 47, and only about 24 percent of sales closing above list price as the average sale‑to‑list ratio holds just under 99 percent.

Sales activity shows some renewed energy month over month, with homes sold up more than 12 percent from June while new listings held steady and pending sales dipped slightly. Supply sits near 3.1 months, a bit tighter than California overall, and roughly one‑third of homes go off market within two weeks, underscoring that desirable properties still move quickly.
