Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Home prices in San Luis Obispo County are running higher than a year ago. The typical home value in June reached about $928,000, up more than 10 percent year over year and notably above the California median of roughly $778,000. Homes sold also ticked up slightly from last year, suggesting steady demand at these higher price levels.

Looking at the latest monthly snapshot, inventory is building while staying in line with the broader state. Active listings climbed to about 1,150 in June, a bit higher than last month, though still slightly below last year, and equal to the state’s 3.2 months of supply, which keeps conditions tilted toward sellers but with more options for buyers. New listings jumped nearly 18 percent year over year and pending sales are up more than 5 percent, indicating more owners are putting homes on the market and buyers are responding.

Time on market and negotiation trends show a mix of opportunity and pressure. Homes are taking a median of 38 days to sell, longer than in the spring but down sharply from earlier in the year, while only about 23 percent of sales close above the list price and the average sale-to-list ratio sits just under 100 percent. Buyers and sellers who want to navigate pricing, timing, and competition in this environment can turn to Agent Pronto to connect with a local real estate agent who knows the San Luis Obispo County market well.

“From the very first meeting with Kyle, I felt very comfortable with his profesionalism...not only in how he handled himself, but also taking into consideration his knowledge of the real estate business. Kyle was not pushy nor was he forcefully opinionated. Kyle did not "play games" as he presented the realities of the property I wanted to sell, and he gave me a very good idea of value and expectations up front...no attempts to dissuade me over to his possible personal likings or personal opinions. Kyle mostly listened, and then quickly gave me legitimate and honest feedback on each item. Kyle was easy to contact throughout the sale process, which made everything seem easier than it might have been had Kyle not ben my agent.”

“At our first meeting Gautam had an accurate understanding of my neighborhood and it's surroundings. After walking through the house and the yards he gave a clear assessment of our home's value and the reasons why. He also had an idea of what types of buyers would likely show interest, and how to market our home to them. He had an excellent advertising package in mind. One day after being on the market we received a full-price offer. It fell through, but in line were two more full-price offers. The second potential buyer became the buyer. There were three issues with the property that arose and he handled them all. That was especially helpful as we were already out-of-state. The house sold without further issues. Gotham was easy to work with, and his expertise gave me confidence that things would be well-handled. I recommend Gautam highly, and would recommend him to family and friends.”
