Home values in Hawaii County have climbed notably over the past year, with the typical home value up over 10 percent. Median list prices have risen even faster, jumping more than 16 percent year over year. At the same time, inventory has expanded, with active listings up about 13 percent compared with last August.
In the latest August snapshot, buyers are seeing a median list price around $628,000 and a typical home value near $573,000, with homes averaging about $396 per square foot. Homes are spending a median of 105 days on the market, and the share selling above list price is under 10 percent, which points to more room for negotiation despite the higher prices. Months of supply has grown to 7.8, significantly above last year and slightly above the statewide level of 7.2 months, reinforcing Hawaii County’s position as a buyer’s market.
Seller activity has cooled from earlier in the year, with new listings down more than 11 percent year over year and pending sales falling more than 25 percent, and closed sales also slipping slightly. Even with fewer new properties hitting the market, the higher months of supply and modest average sale-to-list ratio of about 98 percent suggest buyers can be selective while sellers must price carefully and stay patient.
