April’s finalized data reported the typical value of a home in the city to be $332,500—up 0.15% over the previous 12 months. For comparison, county-level data pegged home values at $605,000 in Hawaii County for the most recent reporting period. That number is expected to float around $601,500 in May.

Hawaiian Beaches had 5 new listings and 5 listings that went under contract in April, decreasing the area’s total available inventory to 33—down 2.94% from the previous month. Inventory is projected to have further decreased in May.

Of those 33 active listings, 27.27% reduced their price in the month of April. The median listing price for homes in Hawaiian Beaches grew 40.57% from March to April, bringing the current median listing price to $369,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 163 days, compared to 77 days in April 2024.
