July’s finalized data reported the typical value of a home in the city to be $3,880,000—up 2.11% over the previous 12 months. For comparison, county-level data pegged home values at $920,000 in San Diego County for the most recent reporting period. That number is expected to float around $922,500 in August.
Rancho Santa Fe had 6 new listings and 3 listings that went under contract in July, increasing the area’s total available inventory to 19—up 11.76% from the previous month. Inventory is projected to have further increased in August.
Of those 19 active listings, 52.63% reduced their price in the month of July. The median listing price for homes in Rancho Santa Fe grew 64.21% from June to July, bringing the current median listing price to $8,247,500. Based on projected data for August, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In July 2025, the median time for a listed property to go pending was 38 days, compared to 24 days in July 2024.
