Day Valley’s rolling three-month data through April 2026 shows notable year-over-year shifts in both prices and activity. Typical home values are up more than 15 percent from a year ago, even as the median list price has fallen sharply over the same period. Sales activity has surged, with homes sold up well over 100 percent and pending sales rising dramatically year over year.

In the latest rolling window, inventory and new listings have both expanded, with active listings up strongly from last year and new listings more than doubling. Even with that added supply, the market gauge still points to a seller’s market, and the average sale-to-list ratio has climbed to about 103 percent, indicating buyers are often paying slightly above asking.

Homes are also moving faster than they did a year ago, with the median days on market now down to about three weeks. About 43 percent of recent sales closed above the list price, and roughly half of homes went off the market within two weeks, underscoring firm demand. With months of supply hovering just above three, conditions balance increased options for buyers with continued leverage for sellers.
