February’s finalized data reported the typical value of a home in the city to be $1,000,000—up 12.61% over the previous 12 months. For comparison, county-level data pegged home values at $899,000 in San Diego County for the most recent reporting period. That number is expected to float around $899,000 in March.

Lake San Marcos had 16 new listings and 23 listings that went under contract in February, decreasing the area’s total available inventory to 26—down 7.14% from the previous month. Inventory is projected to have further decreased in March.

Of those 26 active listings, 26.92% reduced their price in the month of February. The median listing price for homes in Lake San Marcos fell 14.34% from January to February, bringing the current median listing price to $899,450. Based on projected data for March, listing prices may continue to fall.
