Jim knew exactly what was best to do at every step of the process. For example, he got the house inspection done and installed CO detectors when he saw I had taken the old ones out when we moved out (because one malfunctioned and disturbed the neighbors) so that the buyers could make unconditional offers, which saved time for us to close escrow on our new (exchange) property, which was critical. He was also phone interviewed by the seller of our new property, who was satisfied that he knew what he was doing and that we would indeed sell our condo quickly (since we had made the exchange conditional on the sale of the condo). He also went out of the way to arrange a plumber inspection to clear up a last minute issue with the neighbors downstairs and offered to be on site during the inspection if we couldn't be there.

I can't say enough good things about Jim! He has sold much larger more expensive properties than mine, but dealt with mine as if it were equally important. He went above and beyond in all aspects and garnered 5 offers all over asking price, most being unconditional and with shorter than one month closing of escrow (which was important to our 1031 exchange).
