Year over year, Chicago’s housing values have risen steadily, with the typical home value up 4.46% compared with last year. That growth is notably stronger than in Cook County as a whole, where typical values are up 2.63%, and Chicago’s current value of about $411,050 is higher than the county’s $369,450.
In March 2026, buyers saw a median list price of roughly $415,000, with homes spending a median of 50 days on the market. Inventory reached 6,245 homes, up 4.68% from the prior month but still down 19.36% from last year, helping keep conditions tilted toward sellers with about 3.1 months of supply.
Looking ahead to April 2026, projections show the typical home value moving toward $421,825 and the median list price edging up to about $422,550, while inventory is expected to reach around 6,384 listings.
