Year over year, Chicago’s rolling three-month typical home value is up a little over 6 percent, while the median list price has risen by about 4 percent. At the same time, active listings are down nearly 7 percent from a year ago, signaling tighter inventory even as prices trend higher.

Looking specifically at the latest rolling three-month period ending in April 2026, the typical home value is about $409,000 and the median list price is roughly $412,000. Homes are spending a median of 51 days on the market, noticeably faster than a year earlier, and months of supply has eased to 3.6, reinforcing the current seller’s market conditions.

Demand indicators also show some momentum, with pending sales edging up slightly year over year and more than 40 percent of homes selling above list price in the recent period.
